Castran managing director John Castran said the most active alpine property market was Mount Buller because of its proximity to Melbourne.
“Four years ago, we used to get very, very excited when we sold something for more than $1.5m and then post-Covid, we used to get very, very excited when we sold something for $4m-$5m,” Mr Castran said.
“Now we’ve sold properties over $8m.”
He said the one thing that underpinned Mount Buller was that there was no more development land up there.
Monarch/5 Summit Rd, Mount Buller sold in June and had an asking price of $10m.
Mr Castran added that Covid was good for alpine property because people had never worked from ski fields before in Australia, like accountants and solicitors.
“That started and it’s continued to be a very powerful force,” he said.
And he explained that the biggest catalyst of property buying across all the snow regions was the popularity of the ski clubs.
Adams Estate Agents managing director Mark Adams said the real estate market in Mount Buller was moving steadily and they were dealing with plenty of buyers at the moment at all different price ranges.
“Prices are holding. We haven’t seen any big drop in the marketplace,” Mr Adams said.

He added that at the time of the conversation, it was snowing outside and there was 90 centimetres of snow forecast in the next two weeks.
And recently the agency smashed Mount Buller’s residential price record when they sold the six-bedroom apartment ‘Monarch’ at 5 Summit Rd.
While Mr Adams declined to comment on the price, he said it had a price guide of $10m.
It features a sauna, gym, cinema room, drying room and even a co*cktail bar.
